Isaria München Projektentwicklung is commencing preparatory construction work for its upcoming Rosenstein Trio project in Stuttgart. This is a mixed-use quarter comprising apartments, offices, and retail, to be built on an area of around 6,700 m2.
Munich, January 25, 2021. Isaria is constructing its Rosenstein Trio in the north of Stuttgart. This is part of Stuttgart’s productive city strategy and is located near the emerging Rosenstein Quarter. This quarter, which is being built on former railway land, will be characterized by a mixture of private and professional life, culture and open space, gastronomy and local supply. The Rosenstein Trio, consisting of three buildings, will include rental apartments, micro-apartments, offices, as well as commercial space. Work began on excavating Rosenstein Street on January 25, 2021. “We are adding an extraordinary and innovative ensemble to the up-and-coming district with the start of this construction project in the vicinity of Stuttgart’s Rosenstein Quarter. Living, working, shopping, and recreation are side by side with each other here and provide the most important mainstays of sustainable and modern district development,” says David S. Christmann, spokesman for Isaria management.
Employee housing possible
A total of 262 apartments giving a total floor area of around 11,200 m2 are planned for the site. Forty-four of the apartments are one- and two-bedroom apartments. Isaria also plans 218 of the apartments to be micro-apartments. Around 8,500 m2 is earmarked for office space, with many units having large terraces or balconies. Isaria also wants to enable future office tenants at this location to offer their employees apartments in the Rosenstein Trio.
First retail space already let
Retail space of 1,900 m2 is planned for the ground floors. The Edeka Group cooperative has already secured space here.
Isaria plans to complete the Rosenstein Trio by the first half of 2023.
